I bought my first piece of real estate in 1989. In those days they had what was called a "no doc loan". So I borrowed the $30,000 for the downpayment and even though I didn't have a real job, the bank loaned me the remaining $95,000 on my 3-unit residential home on Auburn Ave in the Elmwood Village.
Also in 1989, I filed my DBA and began doing business as Apollo General Contracting. That year, my big fancy named construction company made and sold a few hundred picnic tables just to pay the bills!
In 1990 I bought 3/3 double on the East Side for $5,000 that had been severely fire damaged. I spent close to $50,000 restoring it and sold was able to sell it for $59,000. With only $4,000 in gross profit over the four months it took to do the renovations you might say I was learning from life's school of hard knocks.
Even though we essentially lost money on that first deal, it did give me enough critical mass to actually start doing the business of home improvements.
Fast forward to 2011, I was 12 years into my Employment Agency start-up, I had a reasonable portfolio of real estate, and had completed thousands of home improvement and small commercial projects throughout Western New York. I made the decision to stop doing projects for other people and instead focus on my employment agency and the real estate.
